Air fresheners installed upstairs and downstairs in property.

Regional REO Services will order an appraisal for you from one of our appraisers. This feature is for the property owner who needs to order an appraisal conducted by a licensed real estate appraiser in the state where you own your property. An appraiser from our appraisal division will conduct the report and send to you via e mail. The appraiser will most likely need to contact you for more information.

To board-up a property, you should board all damaged first floor openings, and any other damaged openings that are accessible without the use of a ladder. Broken or damaged windows must be boarded completely. Board to HUD specs, which requires bolted 2 X 4 braces in most states. Please board up small openings up to 8 square feet, medium openings from 9 to 16 square feet, and large openings more than 16 square feet.

Broker follow up is for the non local or out of state property owner who wants to confirm his/her agent is living up to their agreement with the marketing or management of a property. It is basically an inspection feature for you to see if your broker is working in your best interest.

Through our real estate network, Regional REO Services will complete a broker price opinion or Competitive Market Analysis on your property. A report and pictures will be provided, along with comparable sales from the multiple listing services. This is a detailed service and will take 5 business days.

Many times at an REO property, there are abandoned vehicles. Regional REO Services will coordinate with the local authorities to remove cars from your property.

Cash for Keys is a program designed to avoid an eviction when a property is occupied and you have a cooperating person occupying the property. Regional REO Services will negotiate a dollar amount, have documents executed by an occupant, confirm the property has been re keyed and clean of debris per a successful move out agreement. Also, we will complete a W 9 IRS form for the occupant.

Do you need a professional chef for a party? Get a quote to have one of our chefs come cook for your next group.

Debris removal shall be completed in a good workmanship-like manner and in full compliance with all applicable governmental regulations and standards.
Bids to remove debris in the attic, basement, outbuildings and/or garage should be itemized separately from living area in cubic yards. All hazardous debris or debris that presents a health and/or safety hazard should also be itemized separately.

Photographs must accurately and clearly show what type and how many cubic yards of debris were removed. “BEFORE AND AFTER” photographs are required showing where the debris was located and the condition of each area following removal. The before and after photographs must be taken from the same perspective and framework to be acceptable to the client. Photographs are also required of debris loaded into containers, trailers or trucks for removal. Care must be taken to submit photographs that demonstrate the total volume of debris, the same debris is not counted twice, and reflect the debris originated from the subject property.

Debris removal pricing is based on a cost per cubic yard (approximately one (1) standard half-ton pickup bed filled to the top of the bed is four (4) cubic yards). Your photographs must support the total amount of debris shown on your invoice. Otherwise, your invoice will be returned to you requesting additional support documentation or may be adjusted to reflect the load count shown in your photos.

Regional REO Services will obtain a list of what needs to be corrected to avoid fines and sanctions from a local county official. If necessary, Regional REO Services will provide an estimate to the property owner to correct any code violations.

A courthouse trip is just that. This is a designated document that needs to be retrieved at a court house for a specific situation. It includes, property titles, liens, etc.

This task involves a visit to the court house. If the property is located in a mandatory planned urban development, there will be covenants and restrictions recorded at the court house. Regional REO Services will retrieve these recorded documents at the court house.

This task will involve entering a property and flipping the breakers to the off position. This is a requirement by many utility companies when activating utilities.

When a property is winterized, it leaves the utilities in a hibernation mode. This service will activate all of the utilities at a property so the utilities can be activated. The utilities include: gas, water, and electricity. The three utilities must have active accounts with a local vendor.

Unfortunately sometimes there are dead animals present and also live ones. This service will coordinate the S.P.C.A. coming to a property and removing live animals. Also, a contractor will discard dead ones as well.

This task will involve a trip to the court house. The deed under power is a document that needs to be retrieved at a court house for a specific situation. Many times your local broker will need this document to activate utilities and to erase previous balances for home owner’s fees and utility bills.

Regional REO Services will arrange to have a dumpster brought to your location for work in process on a property. You can fill up the dumpster with non hazardous materials and a driver will deliver it to the proper waste facilities.

Many times an owner of a property will order work and repairs to be done on a property. This service will guarantee a contractor is not paid before the work is completed 100%. Regional REO Services will hold the funds in an account. And verify when the contractor has completed an approved job. Regional REO Services will baby sit your approved bid until completed 100%.

When the eviction attorney has a lockout date, Regional REO Services will be there to execute the deputy’s instructions. Regional REO will re key the property, move any personal property to the curb under the deputy’s supervision, and take pictures of the interior and exterior. Per the sheriff’s office, Regional REO Services will have 6 – 7 people present to execute the writ of possession. We can coordinate directly with your attorney handling your eviction.

Through our appraisers, REALTORS, and contractors Regional REO Services can arrange for you to have an expert witness in a court of law in regard to a real estate related issue. This process will require additional consultation between a client and the vendor along with coaching from your attorney.

This service is to repair a broken fence or gate to make it secure 100%. This service will require a bid to be submitted and approved by the client.

Clean chamber of all ashes and residue. Close damper so birds do not enter interior.

Did someone spray paint something nasty on your property? Is there something offensive that needs to be removed? Please complete and request a bid for this problem.

Many water problems can be corrected by having clean gutters. This is an initial service that is very important and can avoid problems later. Most REO properties are filled with leaves, pine straw and plants growing in the gutters. Regional REO Services will provide a bid to clean out the gutters of your property.

Was there a hail storm near one of your properties? Please order an inspection here to see if there is hail damage.

This is for minor repairs on a property perhaps from an inspection clause. Regional REO Services will provide a bid to repair small items. This will involve a bid being submitted for approval.

Dealing with potential hazardous materials presents a special problem. Vendors are not to handle any hazardous materials that are not standard household items. Any container of suspected hazardous chemicals or waste can only be secured, transported and disposed of by EPA approved hazardous material handling firms. Household items that may be removed by our vendors include glass, tires, paint thinner (but not paint), motor oil, refrigerators and automobile parts. A working refrigerator inside the property is not considered hazardous and should be left inside the property. A refrigerator that does not work should have door removed, upon discovery.

These hazardous material items must only be removed in full compliance with all federal and local government regulations and standards.

All hazardous materials approved for removal must be separated for transporting to special disposal sites. Follow the same photographic requirements set forth above for debris removal.

If a property is located in a planned urban development, it will be necessary to obtain home owner’s association contact information so a new buyer can join, and to find out what services are provided. Regional REO Services will obtain a home owner’s statement and contact information. Many attorneys will not close a transaction because the home owner’s association is not found.

e. Cleaning Every Two Weeks - Routine - Vacume, clean flooring, check air fresheners, window sills, tub and shower. This is scheduled for 90 days. So 6 sessions.
f. Windows - Initially clean all windows inside the property.
g. Air Fresheners - Install 4 in the property.
h. Light Fixtures - Replace all bulbs if necessary.
i. Yard Service - mow, rake, blow clippings off the drive way and porch. Edge drive way and walk ways.
j. Appliances - Clean ovens and refrigerator and microwave.
k. Carpet Cleaning - Clean carpets professionally.
j. Home Warranty - Are you interested in providing a home warranty paid at closing? Ask your listing broker about this service.

Front Porch Lights/Garage Lights/Flood Lights/Interior Canned Lights - Add Bulbs

Do you have an asset manager in town to look at property? Do you have a big client that needs to look at properties? This is our private car for you to use to drive you where you need to go. We can e mail you pictures of the car if you wish. Spend your time developing a relationship with your client, not concentrating on driving.

Do you need a third party to speak to emotional property owners? Do you need a trained professional to consult with someone who is about to lose their property but wants to work something out with the mortgage holder?

Full janitorial and maid services services may be required for initial cleaning of the home including removal of all trash. Personal property handling procedures must be complied with prior to completing janitorial services. Cleaning of all rooms and garage areas is included in the initial service.

Your cleaning service should include (but not be limited to) the following:

• Vacuum all carpeted surfaces (broom sweep if there is no electricity).
• Mop all non-carpeted surfaces.
• Dust all globes, ceiling fans, and blinds.
• Clean all basins, toilet bowls, showers, tubs, glass enclosures, door tracts and tile (including grout).
• Clean, with no streaks, all mirrors, mirrored closet doors and medicine cabinets.
• Clean and shine all faucets, showerheads, valve knobs, vanities and counter tops.
• Remove cobwebs, newspapers, junk mail, door hangers, etc.

A work order will be issued each time a service is needed. Please read each work order, carefully. You must complete the requested services as outlined on the work order.

Mailbox is secure and straight (or replaced).

If we have missed a service needed, this is where you can order it

This service is for placing a mobile home unit on a lot. The service includes placing together a 2 unit doublewide along with the skirt and stairs. Grading is not included. This is for when the mobile home unit is delivered to the property.

Many sellers who foreclose on mobile homes need replacement titles. This is a detailed process with the Department of Motor vehicles. A form will need to be completed by a Sheriff’s deputy and involve a face to face meeting to obtain the data to order a replacement title. This process can delay closings for months. Get a jump on it now.

Do you see dark colored organisms in your property? This is a new area of liability for our industry. You will need mold removal services immediately to avoid contamination elsewhere.

When do you need a notary public? You can come to us or we can come to you.

A Regional REO Service inspector will check your property to see if it is occupied or vacant. A property will be called “occupied” if there is over $300.00 of personal property inside.

It is critical to avoid any potential liability from improper removal of personal property. Liability problems occur when personal property items are removed along with other debris without specific approval. Should you find any items of personal property or belongings of any type with an estimated combined value of more than three hundred dollars ($300 or $200 in FL, and $1 in GA – see p. 1). STOP ALL WORK AT THE PROPERTY. Take photographs of the personal property items, lock all exterior access points to the home and contact Corporate for further instructions. If the property appears in any way to be occupied, or if there is a doubt about the value of personal property, leave the premises and call Regional REO immediately.

Are there roaches running around your property? Do you see dead bugs inside? You need to order an initial pest control treatment to avoid future problems.

Do you need pictures of a property? You can assign this to Regional REO Services. We will take pictures of your asset and e mail them to you in Jpeg, MS Word, or PDF format.

Vandalism is common with REO properties. Did you have an incident and need a police report? The first step is to meet a police officer at the property and file the report. Next the report will be available at the police office within 5 business days the report was filed.

Many older properties have propane or lp tanks present. This inspection will assess the tank and let you know if it is a hazard or still operational. If it needs to be removed a bid will be ordered to replace the hardware.

Do you need something verified at your property? Do you need digital pictures of something that you want to check on? Then order a property inspection. We will verify clean ups, yard service, etc. Whatever you want verify it below?

Do you have a title problem and need someone to track down the previous owner or neighbor? This is the service for you. Regional REO services will obtain the Quit Claim deed from your attorney and get it signed and notarized.

Unless otherwise specified in a re-key service order, re-key the front and back door, one lock per door, WITH THE DEADBOLT HAVING PREFERENCE. Some clients require ALL doorways to be re keyed, reference your work order. Do not remove any locks. You are to disable all other entrance locks simply by breaking the key in the lock. Install the a lockbox coded to 9033 as part of your fee and service to the front door and place two (2) keys in lockbox and take a photo of it on the door. Be advised that there are multiple lockbox codes and it is important that the correct lockbox is installed. The code will always be 9033.

If garage is attached to the house, break key off in the lock. Secure all other openings. If there is no lock to re-key, you may install a handset or a hasp and padlock. Padlock fence or gate if pool exists.

Key code instructions: If no pattern is given in the work order, assume Kwikset or Schlegg 67767. The key code to all padlocks on the properties is A389.

GEORGIA: No re-key is to be completed if personal property valued at $1.00 or more is found at the property.

FLORIDA: No re-key is to be completed if personal property valued at $200.00 or more is found at the property. The lock is to be picked first in order to verify that no personal property is present prior to re-keying the property.

ALL OTHER STATES: No re-key is to be completed if personal property valued at $300.00 or more is found at the property. The lock is to be picked first in order to verify that no personal property is present prior to re-keying the property.

Do you have that nasty old refrigerator at your property filled with food? It is time to remove it to avoid liability. It is better to remove the appliance vs. letting it sit there and fester.

Are you tired of having calls come in from neighbors, and other related parties? Complete the below and a representative will deliver a sign to your property. Stop the complaint calls coming to your telephone.

Do you need information to complete as is and as repaired values? Do you need a repair bid to repair a home to FHA and VA standards? A scope of work will be generated and those items will be submitted on a bid for your report or to approve.

If the roof has a leak, please submit a price to cover with a tarp.

Many times with pre foreclosures a lender or property owner needs to know what the occupants or borrower is doing. Regional REO Services can orchestrate activity on any person or property. This is a case by case basis and will be confirmed with the client and field representative.

Do you have a property where people are trespassing frequently? Are you scared to go inside the property? Do neighbors call and tell you there are illegal activities going on? You need a Regional REO Services representative to visit the property and take care of the trespassers.

Do you have a basement that has flooded or a broken pipe? Do you need to get water out of a property before further damage is done?

Do you have old carpet that needs to be stretched back out and fastened to the floor? This might be better than re carpeting the whole property.

Do you have structural problems on a property? Do you need a third party opinion on the situation? A contractor will visit the property and provide an estimate on any structural repairs.

This is an easy way to order a survey of a property.

Do you need your swimming pool drained, and covered to avoid liability issues?

Pool service, when authorized, is provided once a week. As with monthly yard and maid services, pictures are optional; however, photos provide security to you and Regional REO in substantiating your invoices to our clients. If you provide pool service, we will fax you our work order and specifications under separate cover.

Do you need to know if there are any property taxes owed for a property? Do you need a statement from the county showing what is owed?

Do you need an estimate per state law to obtain a clear wood infestation report? A contractor will provide you a report for you to approve.

Do you have a downed tree? Was there a storm and that dead pine tree fell and snapped? Order a bid for tree removal.

Do you need to post your property and then have people arrested for trespassing? This is the first step.

Utility activations are a time consuming process due to governmental agencies and big corporations being involved. Regional REO Services will activate your utilities on your behalf.

Are you trying to activate utilities and have been told there is a large balance due from the previous owner? You will need to fight with these companies to get the balance dismissed.

Do you need the VIN # to obtain a replacement title from the department of motor vehicles? Do you need verification of a vehicle being real or personal property? Hire Regional REO Services to get you the requested information.

We all have windows in our property. It is a chore to clean them on a regular basis. Each property is different so a custom bid will need to be created by one of our contractors. Please set a time for us to visit your property and give you a bid for service.

Properties that sit vacant in the winter time must have the utilities placed in a dormant state to avoid freezing pipes. This service will drain all of the pipes, water heaters, toilets, etc. and allow the property to weather the cold months of the year.

*Domestic Plumbing with Non-Hot Water, Electric or Forced Air System – Heat On*

1. Confirm that fuel (gas, oil, propane, etc.) electric and water are operational.
2. Drain entire domestic water system using air pressure.
3. Drain hot water tank. (If electric – disconnect and cap red and black wires.)
4. Put one quart Propylene Glycol (non-toxic, i.e., No Burst) in each commode and each drain, including laundry traps and drains, tubs, showers, floor drains, and dishwasher drains.
5. Place winterization signs on all plumbing fixtures.
6. Set thermostat at fifty-five degrees (55°) and tape.
7. Tape furnace switch to “ON” position (if applicable).
8. Shut off drain humidifier, unless attached to boiler then it remains on.
9. Close all storm windows.
10. Close fireplace damper.
11. Insulate dryer vent.

*Domestic Plumbing and Hot Water Baseboard – Heat Off.*

1. Water to be shut off by utility company at street. (Realtor’s responsibility.)
2. Shut water valve off entering house.
3. Add appropriate amount of Propylene Glycol to both systems after draining to protect to twenty degrees (20°) below zero.
4. Place winterization signs where appropriate.
5. Turn furnace switch to “Off”.
6. Test system for integrity. Turn water on, inspect for leakage and shut down.
7. Turn water off at street with utility company. Turn water off inside house.
8. If water supply is a well, turn well off at breaker panel and tape off breaker. Disconnect power to the pump. Disconnect the water supply line between house and pressure tank and install a hose bid on the pressure tank side of the break.
9. Drain and blow air through all domestic hot and cold water lines, hot water heater, water softener tank, brine tank, well water storage tank and/or the well water captive air bank and dishwasher, if any.
10. Remove water from toilet tank and bowl.

In the first or initial yard maintenance, you should complete the following:

• Mow a maximum area of one-quarter (1/4) acre immediately around the main dwelling, up to one foot in height.
• Edge, clean walkways, paved areas, ground cover areas and flower beds
• Remove weeds from planters; prune trees and shrubs
• Adjust sprinkler systems to obtain maximum coverage, and remove clippings, branches, and twigs.

Photographs required of initial yard services include before and after photographs of the front, back and side yard areas plus a photograph of all yard materials stacked in a pile prior to and after loading for removal. Mowing of lots that are in excess of one-quarter acre (excluding the square footage of the dwelling) or overgrown (greater than 1ft. in height) must be bid and approved by a special proposal we submit to the client prior to completion.

A work order will be issued each time a service is needed. Please read each work order, carefully. You must complete the requested services as outlined on the work order. However, if the listing agent disputes the services you completed, we will not pay for the service until you have submitted photos to show the work was done or reflect that you have corrected the job through photographs or listing agent confirmation.
